The Board of Directors is responsible for the operation of the Association. Community Management Solutions, Inc. works within the policies and guidelines established by the Board of Directors, the legal documents of the Association and Governmental Regulations to assist the Board in fulfilling it's responsibilities.

Community Management Solutions, Inc. is required to advise the Board of the preferred operational procedures for Community Associations and make recommendations on alternative courses of action, then act on the decisions of the Board.

The goals of the management program are to protect, maintain and enhance the value of the property while providing a pleasant living environment for the residents. This is accomplished realizing that each Association has its own unique personality. Management programs are tailored to each community that best reflect the needs and desires of the residents of that community.

To achieve this purpose, Community Management Solutions, Inc. supports both of the Board of Directors' roles which are:

Business Role=Asset Management
This includes providing for the physical maintenance and operation of the common property such as common amenities, landscape and building maintenance. It also encompasses the delivery of common services such as trash removal and financial management including budgeting, assessment collection, invoice payments and investment programs.

Government Role=People Management
Provide a democratic mechanism for self-government through elections and meetings.

Administer a program of rules and rules enforcement to facilitate people living together in a shared environment

Maintain a program of communications and participation through committees, newsletters, social events and educational programs.

The Management programs recommended by Community Management Solutions, Inc. are designed to be ongoing improvement programs that utilize the resources of the Managing Agent and the Association.

The strengths of the Managing Agent include:
  1. Relieving the board of handling day-to-day operations of the Association while maintaining an avenue of communication of these operations with the Board.

  2. Provide continuity and stabilization through numerous transitions of Board or Committee members, contractors, suppliers, on-site staff and residents.

  3. Provide the Board with expertise on the numerous topics concerning Association operation.

  4. Maintain trained back-up personnel to meet unforseen situations.

  5. Maintain tested procedures for the handling of most situations that arise.

  6. Act as a buffer between the Board and individual owners for unpopular policies.

  1. Reduced time loss by using volunteers for some functions such as architectural control and rule violations.

  2. Faster response time to basic resident questions and problems.

  3. Development of policies and procedures for standard operations.

  4. Promote a sense of community pride through positive reinforcement to residents, enhancing the overall "curb appeal" of the Association.
